Prices vary significantly by region, species, grade, and market conditions — the 2021-2022 lumber price spike saw 2x4x8 studs reach $12 or more per board, compared to the historical average of $3 to $5. When estimating lumber costs, always add 10-15% for waste, defective boards, and cutting losses. Pressure-treated lumber for ground contact or exterior use costs 50-100% more than untreated SPF.
